We prefer stabilized markets requiring a renovation or upgrade where the asset class is below that of the other competitive properties in its market.

Occupancy 80% or better – preferred but not required
Location Quality A to B areas
Number of Units 50,000 to 200,000 rent-able square feet
Property Age 1978 and newer preferred
Structure Financed, loan assumptions, all cash, seller held notes, case-by-case
Growth Stabilized assets, operational and physical re-positioning

Re-positioning an efficient property management and well run maintenance team. After stabilizing the project, 3 Pillar Investments, LLC looks to sell or retain the property as a well-run lucrative asset within three to five years.
